    When prices were mad, a year or two ago, land got to around £1M per acre for
    commercial development. You can reasonably expect 12 to 15 dwellings per
    acre at current densities. Around that time, the average house price was
    nudging on to £190k. I would suspect build costs are fairly similar to land
    costs. Certainly not tiny in comparison to the cost of land.

    It all depends if demolition + groundworks + shell - stripout = <13% of
    the final development cost or not...
    Well, again, the council exception above applies. But if the sink area is
    being redeveloped wholesale, the scrotes who are currently making it a no-
    go area would presumably be being rehoused somewhere else...?

    Gotta admit, I completely fail to understand the psychology of those
    types. They moan because they live in a shithole area - but who made it a
    shithole? They did. Any and every attempt to improve the area gets
    trashed. By who? Them.

    But when I hear people claiming that affordable housing is needed it's
    because there is *nothing* that those that are trying to get on the
    ladder can afford. It's not that there is nothing available, just that
    the market is too high.
    All the new build stuff I've looked at, I would hate to live in. Not
    least cos of the parking.

    Pretty sure we'll build our last house.

    Yes, *very* tempting. There is a group of them nearish here. Sadly
    behind a 12 foot wall, so it's not easy to see.

    They are not actually that expensive if you compare them to a similar
    sized (in terms of rooms) trad build.

    How would you even go about building houses that will sell on the open
    market for <waves finger> £85k?[1] That's what I really can't figure, I
    suppose.

    And, if the house was really even slightly comparable to a 'normal' 2
    bed house (like ours) then why won't it sell for ~£160k

    build themselves" or "X has decided not to use an architect"
    invariably end up shit.

    And some of them are definitely "look how much money I have!".

    But there is to odd gem, and that Huffhaus was one of them.

    resemblance to the market value of the finished property. ISTBC of course.
