    I just got a transfer to Armidale,

    If anybody lives their and is willing to give me a hand let me know, I need
    somebody to give me some advice on buying houses, best locations etc..

    Shit mate, it's a town of 20,000 it's only going to take you 10mins to
    drive around it and sus it out !!

    It's a nice little place, you could do worse.

    Avoid being too near the uni - the prices are dearer there and you're
    likely to have a lot of students renting nearby. There are a few new
    estates a bit out of town in several directions that are quite nice.

    It gets bloody cold, make sure it's got decent heating or you budget to
    fit it.

    Rent for 6 to 12 months before buying. That way you'll get an idea of where
    you don't want to live.

    i hope you have plenty of points on your license the cops are real
    fahking cahnts at nailing bikers around armidale. the place is also full
    of undercover narcs selling weed so take care when busting ppl not to
    skim anything unless you are 100% sure. did we mention its farking cold
    and you will spend 6 months of the year shit faced to avoid going out?

  6. Mate, you're gonna freeze your nuts off coming from Griffith! I'm
    sorry to tell you houses are madly overpriced everywhere (but I'll be
    happy to advise you where *not* to buy). I'd be waiting for an
    interest rate hike before buying but you should pick up a 3 br brick
    veneer for 200-220K. A few hwy patrol cops live up the road from me.
    I thought there was a house in Dalton Drv for new coppers to live in
    until they got sorted?

    estate pages from the local free rags too if that'll help.

    BTW, your new boss Cushway is a turd! :) Oh, and the local bike shop
    loves the coppers, normally sell them dirtbikes though.

    yeah we looking at the north side of town - figured we buy a house off the
    bat, rentals are pretty expencive.

    twas 1 degree here last night - we are a cold climate condition here as
    well - we just get to 55 degrees in summer!

    A balmy minus 3 in Canberra this morning..... almost summery really, after
    the minus 6 yesterday. They do say that Anzac Day is usually the marker for
    the really cold weather around here - looks like it's right on time!

    I might try and buy those heated vests and gloves for riding, and maybe just
    wearing from day to day...

  17. Well, that rules my place out. :-(

    North side of town is nice, but the nicest area is South Hill (which
    also rules my place out) but it's more expensive.

    The area to avoid is anything directly between the centre of town and
    the uni.

    Rentals are expensive because of the University. My place will be on the
    market for about $160,000, and I currently get $185/wk rent for it.

    The real-estate agents to talk to up there are Ray White. They have been
    very good for me. L.J. Hooker were pretty good as well. I don't think
    I'd give Uphill and Schaeffer the time of day again, they were very
    pushy, and not at all nice.

    If you do buy up there and you need a soliciter, use Etoline Galbraith
    (not sure of the spelling). She's fantastic.

    A good pub that's not a Uni pub up there is the Wicklow hotel. It's got
    a nice atmosphere, it's not full of uni students, and it's family friendly.

    It gets VERY cold up there. I used to walk home in the snow from time to
    time. Get a wood-burning heater, but make sure it's a fairly efficient
    one. The council up there are cracking down on the polluting ones,
    especially in the centre of town.

    You should enjoy it up there, though. It's a really nice spot.

    Found some nice houses around Lynches Rd, Dorethy Ave, and Murray Ave, is
    that area any good? thats the southern spot, seems a bit cheaper, im
    wondering if theirs a reason.

    The other ones we been looking at on north hill are quite pricy, around
    Glass street, etc, im told their is soil movement up on the north hill,
    which explains why the houses we seen have cracks and uneven driveways..

    Had dinner in the wicklow when we were up their last week. I found it was
    quite nice.

    Yes somebody mentioned to me that it was cold in armidale, cant think were
    though.

    A bike with a large touring fairing would help heaps MB. Something like
    a Honda ST1100 or a Kawasaki GTR1000 or a Yamaha FJR1300 is _lots_ less
    freezing than your average sporty bike in cold weather. Also heated
    grips are surprisingly effective.

  20. That would explain why I had the Paddy's River Road almost entirely to
    myself this (early) morning, and why I had to sit on my hands for 15
    minutes after, to get the circulation back (stupid summer gloves!).
