  3. If it is one of the new condensing boilers then clear the condenser
    drain as it will freeze solid if the frost can get to it. the proper
    repair is to use a larger diameter pipe of rout it all inside.

    Throw it in the same skip as our bloody shower that decided the water didn't
    need to be heated up anymore.

    Tried to order a similar one (for ease / speed of fitting) from Tesco
    Direct, only to be told they wouldn't deliver to the frozen North anytime
    soon, managed to get the same model from ebay, ordered Thursday & despite
    being held up twice because of 'adverse weather' it arrived this afternoon,
    so thumbs up to UPS!

    Yep, same as my pop's house. There's not much fall on the pipe
    outflow, so it iced up in the minus double digit outside temps.

    Quick pop of the coupling later, it's now draining into a bucket. It's
    spewing a surprising amount, considering.it's only condensate ...

    has enough capacity in it to last for a couple of days after the outside
    has frozen. Unfortunately around this point the drain pipe from the
    washing machine enters the same pipe, and with no warning that anything
    was wrong (new boiler type fitted this year) L put the washing on.

    Took a few days for everything to dry out, one of the benefits of having
    real wood flooring (over laminate) is that it all dried out fine.

    All sorted thanks Geoff, was a frozen condenser pipe.

    It's a Glo-worm Flexicom 18SX and it's always giving different problems

    It's contagious. Really, I was feeling pretty immune to the weather
    bitch feast here. And I think I've had great reserve in not snickering
    about it, too. I mean, I have no idea what a grit truck looks like,
    much less what the stuff is. It _never_ snows here. But we do get rain
    - 4" in the last 2 days, and this in a place that gets 10" a year. I
    got up at 4am to put buckets on the living room floor where the roof
    was leaking. When it was light, I went into the garage to get a mop.
    The floor was covered with water. I looked up and saw 3 more roof
    leaks. But that wasn't what caused the water on the floor. The relief
    valve on my water heater had popped and it was spewing a stream.
    I can blame you for spreading the germs.

    Governments (& developers) don't usually plan for worst case
    scenarios. Around here, it's more like 60% of worst case. So, when
    biblical floods, fire storms or earthquakes happen like they do around
    here entirely too often, the crappy infrastructure fails. Same old
    story - people want good roads, clean water, etc, but refuse to pay
    for it. My problems, OTOH, were all caused by the previous owners who
    were very creative with the remodel design, not so much with quality
    of work.

    As for the leaking tank, it only took 4 trips to Home Depot to get a
    new water heater and all the correct hardware to install it. Being in
    an earthquake zone, we have to raise the heater 18" off the floor and
    strap it to the wall so it can't fall over. It also requires a
    pressure relief valve and piping from said valve to a proper drain.
    All done, and I can now have a hot shower again.
