Is this the end of PI as we know it?

    Dave

    I live in Melton (shut up you lot) and havn't heard a thing. Do you know
    where this land is?

    There was talk back in Malcolm Frasers days (late 1970's) of building an
    F1 track at Truganinna, just west of Deer Park, on Gubbyment land, but
    like many other politicians' promises it never appeared.

    Well, you probably do, but neither of us know 50 people who'd want
    to spend it on 2 hectares of mud on the wrong side of the Island.

    and also a WIN news (Gippsland) news report last night.

    Both were rather sketchy. In today's Age newspaper, they have given out
    a bit more detail. It seems that the development will occur to the west
    of the circuit and adjacent to the campground area.

    However, there is another concern that such developments will drive up
    land values and therefore the land tax base which is based upon the
    "potential value" of the land that places like motels, caravan parks,
    pubs and the like are situated.

    As an example, the Metung Pub's tax bill went from around $2,000 in 2000
    to $80,000 last year forcing the owner to sell up.

    (Metung is a holiday town on Gippsland Lakes).

    Where I live, everybody has two hectares. I paid $62,500 for my block 6
    years ago. The going rate now is $185K for newly released blocks. At the
    last release (65 blocks) 7 couples camped out at the sales office and they
    sold 34 that weekend. It took another two weeks to sell the rest. So yeah,
    all my (new) neighbours can raise $200K, but then they have to find the
    money to build a house.

    There was some discussion about the State government funding the
    development of a future track about a year ago when it was announced
    that PI was for sale. (well, a part of PI, that is..). Rumors abounded
    that Calder was to be upgraded or that Broadford was to be expanded.

    Melton, though, does seem to be a plausible one. As far as F1 and
    domestic 4 wheel motor sports go, it'd certainly be a good alternative
    to Calder and Sandown, which have really reached their use-by date.

    I read it and can see how Moike got confused. What's a "vella"? If you had
    placed the space between ours and .2 before the period I'm sure Moike would
    have got it at once.

  8. Dunno, but I will try to find out.

    The story I heard (from what I would call reliable sources) was that
    it would be a motorsports complex with a F1 cum MotoGP track,
    Motocross circuit, 4WD track, Speedway etc etc.

    It was being driven by a bunch who were behind a breakaway F1 movement
    wanting to set up in opposition to Bernie Ecclestone's set up.
    TTBOMK the govt was not involved in this other than to issue
    compliances for the land use.

    I don't think that part would be particularly hard, if the proposition
    was even halfway profitable I could have several plane loads down there
    in a week.
    Which is the real problem. Finding people with 200K free for a decent
    investment isn't hard, finding people willing to piss 200K up a wall for
    nothing however can be a little more tricky !
    Heheh and MotoGP isn't already a circus ?

    'Zackly ! There *are* people who will pay 200K for a mangrove swamp
    that's under water at high tide, but most of them have now released
    their spare cash into the capable and safe hands of white shoe wearing
    Gold Coast "colourful business identities"

    Anyway, the pub was sold last month, so there's hope yet.
    No, Metung is a long-weekend escape for a good part of Melbourne's
    judiciary, a healthy number of the Melbourne-based company executive
    and/or broker set, and a tenth of the old-money
    walk-my-poodle-down-the-main-drag set. It's a wealthy person's resort
    town, just like Lorne. The freehold management rights on The Moorings
    resort alone is tagged at $1 million-plus.
